Essentials · Campground Booking Software

The software that runs the park.

The booking software is free, forever. Online booking, drag-and-drop reservation calendar, Stripe payments with zero per-booking fees, an embeddable widget that lives on your site, and a free listing on RVParks.us. Built specifically for independent campgrounds and RV parks, not retrofitted from hotel software. AI Concierge available as a $75/mo add-on.

The case

Why generic booking software fails campgrounds.

A typical "campground booking system" was originally built to sell hotel rooms or vacation rentals, then adapted to sell RV sites with a few new fields and a copy-pasted FAQ page. The result is software that does not understand rig length, slide-out clearance, hookup type, pull-through versus back-in, or the difference between a 30-amp pad and a 50-amp pad. Operators end up with a system that books reservations but cannot validate whether the guest\'s 42-foot Class A is going to fit on site 14 with a slide-out on each side and a tow car parked alongside.

Built-for-campgrounds software starts from a different premise. The site catalog has the actual physical attributes of every pad. The booking flow asks for the rig profile before showing available sites, so the guest only sees pads that physically fit. The reservation calendar treats a 12-day stay differently from a 1-night transient. The rate engine handles seasonal pricing, long-stay discounts, and event-week multipliers without an operator having to override every booking by hand. None of those features are exotic. They are the baseline. Most generic platforms simply do not have them.

The other structural problem with generic software is the booking-fee model. Most large platforms charge a percentage of every reservation. Run the math at scale: a park collecting a 5% booking fee on $400,000 in annual reservations is paying their software vendor $20,000 a year. That is a lot of margin to surrender for software that should cost a flat monthly subscription. We do not charge booking fees. Our pricing is a flat monthly fee that does not scale with your bookings, because the cost of running the software does not scale with your bookings either.

What ships

Every piece, in one platform.

Drag-and-drop reservation calendar

Every site, every date, every reservation on a single screen. Color-coded arrivals and departures, drag to extend or move, right-click to block. The first thing your front desk opens in the morning.

Online booking flow

A guest-facing flow that asks for dates, party size, rig profile, then shows only the sites that physically fit. Stripe payment at the end. Mobile-first. Indexable for SEO.

AI Concierge (add-on)

A Claude-powered agent that lives on your site, answers guest questions from your knowledge base, takes real bookings, and handles cancellations after verifying the guest. Available as a $75/mo add-on with 300 conversations included.

Embeddable widget

An iframe snippet you paste onto your existing WordPress, Squarespace, or Wix site. Booking lives on your domain, your colors, your branding. No third-party redirect that breaks the mood.

Site catalog with rig-fit logic

Per-site attributes (length, amps, hookup type, pull-through or back-in, allows pets, slide-out clearance). The booking flow filters live so guests only see sites that physically fit their rig.

$

Stripe payments, zero booking fees

Direct Stripe Connect integration. You hold the merchant account; the money goes to you, not us. Refunds, partial refunds, deposit policies, all configurable.

Free RVParks.US listing

Every plan includes a free listing on RVParks.US, our directory site, with a "Book Now" link that points back to your booking flow. Distribution at no extra cost.

Specials & rules engine

Operator-configurable promo codes, day-of-week discounts (15% off Sun-Thu), long-stay rates, and event-week multipliers. Set rules once; the booking flow applies them automatically.

Generic vs campground-built

The structural differences.

Dimension Generic / hotel-derived Campground Management
Pricing model Percentage of every booking. Scales with your revenue, not your costs. Flat monthly subscription. Zero booking fees, ever.
Rig-fit validation "Length" as a free-text field, no enforcement. Length + slide-out + hookup + pull-through filter, applied live in the booking flow.
AI agent A "live chat" widget that drops to email after-hours. A Claude-powered agent that takes real bookings and verifies cancellations 24/7.
Booking flow placement Third-party redirect to a vendor-hosted page, breaks the brand mood. Embeddable widget on your domain, your colors, your branding throughout.
Specials & rules Email support to configure a promo code. Self-serve specials engine, day-of-week discounts, event multipliers, all from the dashboard.
Data ownership Export sometimes available, sometimes a fee. Full export of reservations, guests, and payment history any time you ask. No data hostage.

Your brand

Two ways to put booking on your brand.

Embed it on your existing site

Copy a small iframe snippet, paste it into your current website. The booking flow appears in the page, your colors, your domain in the address bar, the same booking experience guests expect. Works with WordPress, Squarespace, Wix, hand-coded sites, or anything with HTML.

Custom-branded URL

Don\'t have a website? We give you a hosted booking page at a custom subdomain like book.yourpark.com or yourpark.campgroundmanagement.com. Looks like your site, runs on our infrastructure, ready to take bookings the moment you flip the switch.

Want a real website built from scratch? See our campground web design service, we\'ll build the whole thing around the booking flow.

Common questions

What operators ask before saying yes.

How is this different from Campspot, RoverPass, or Newbook? +
Three structural differences. The booking software is free, forever, with zero per-booking fees. Paid plans (Starter, Growth) only kick in if you also want a custom website, SEO, paid ads, or a full marketing engine. An optional AI Concierge add-on ($75/mo), a Claude-powered agent that takes real bookings and answers guest questions 24/7. An embeddable widget that lives on YOUR site, your domain in the address bar, your branding throughout, no third-party redirect that breaks the buying mood.
How long does it take to switch? +
Most parks are live in under 30 minutes for the first reservation. Importing your existing reservations and historical data takes longer (we usually have it done within 48 hours of receiving an export from your old system). We have done migrations from RoverPass, Newbook, Campspot, ResNexus, RMS, and several proprietary systems.
Do my guests have to create an account? +
No. Guest checkout is the default. We capture name, email, phone, rig info, and payment with no signup wall. Account creation is optional and unlocks repeat-booking convenience, but it never blocks a reservation.
Can I keep my current website? +
Yes. The booking flow is embeddable as an iframe widget on any site (WordPress, Squarespace, Wix, hand-coded, anything). Your existing site stays. The widget handles the booking. If you want a new website built around the booking flow, see campground web design.
What about taxes, fees, and add-ons? +
Configurable per-park. Set tax rates by site type, configure add-ons (firewood, fire-pit kits, late checkouts, pet fees, extra vehicles), and apply them automatically based on stay rules. Stripe handles the math; you just configure the rules.
Does it work with my existing payment processor? +
We use Stripe. If you currently use Square, Authorize.net, or a legacy gateway, you will switch to Stripe as part of onboarding. The migration is straightforward and Stripe's rates are competitive across the board.
Is there an app for staff? +
The dashboard is a responsive web app, designed mobile-first. Front desk uses it on a tablet; managers check it from a phone; the office runs it on a desktop. No native app to install or update.
What happens if I outgrow the software? +
You take your data with you. We provide a full export of reservations, guests, payment history, and site configuration any time you ask. No data hostage situations. We are confident enough in the product that we make leaving easy.
